These four calculators are a reference for understanding how a payment gets structured. Every figure they produce is an estimate. Nothing here is a quote, nothing here binds anyone, and the schedule that governs your purchase is the one written into your contract: the dates, the amounts, and what has to happen before each instalment is due. Use these numbers to walk into that conversation with a question, and get the real payment plan with certain dates in writing.

What this number leaves out

The figures above cover the price of the property and nothing else. These are the lines that land on top of it, and the pre-sale plan a developer hands you will not carry them either.

  • ·Closing costs, 6 to 10% of the property value. Escrituración, notary fees, the ISAI acquisition tax set by the municipality, and registry duties. Nobody in Mexico is obliged to hand you that breakdown in a standard format, so you ask for it in writing, concept by concept, before you sign.
  • ·The official appraisal. It is paid separately, before the deed date, and it never comes out of the mortgage.
  • ·The apartado and the due diligence window that follows it. The reservation is paid before any of this, and it only counts toward the enganche when the contract says so in writing.
  • ·Everything that lands after the keys: condominium maintenance from the day of delivery, predial, the annual fideicomiso fee if you buy through a trust, and furnishing, which is the line that catches people out because it arrives with all the rest.
