There is no public listing database anywhere in Mexico

Mexico has no MLS, no Zillow and no Redfin. No public record shows what is for sale, what sold, or what it sold for. A buyer working from portals is seeing a fraction of the inventory, priced by whoever posted it.

Pre-construction is the default product on the coast

A large share of what is offered on the Riviera Maya has not been built yet. The buyer is underwriting a developer and a delivery date, and the questions that decide the outcome are answered before the deposit, or never.

Land history decides whether title can be delivered

Ejido land converted to private property, incomplete regularization and long chains of title are common on the coast. Title is verified against the public registry and the municipality before a purchase is recommended.

Foreign buyers on the coast hold title through a bank trust

Property within 50 kilometers of the coastline sits in the restricted zone, where a foreign buyer holds title through a fideicomiso. The setup cost and the annual fee are part of the purchase arithmetic from the first meeting.

Ciudad de México has real depth of resale inventory, which makes comparables more useful here than anywhere else in Mexico. It also carries seismic and construction-permit questions that belong in the diligence, not after it.

Cross-border residential and industrial land.

Baja California is where the buyer is often US-based and the property is an hour from home. The coastal strip is restricted zone, so the bank trust applies here the same way it applies on the Caribbean side.

Whether or not an allied professional is on your file, FEUDO® Group caps its rate at the standard already built into the property price, about 5% nationally and about 6% in the Riviera Maya. Nothing is added to your side to pay for local execution, and at closing you receive proof of what was charged.
