01CONDOS & APARTMENTS
The terrace does the living room’s job
On the coast you buy light, salt and a homeowners association. In the city you buy square meters that work harder. Lock the door, leave for three months, and nothing changes.
For a first property in Mexico, a base you visit, or a unit that rents while you are away.

02STUDIOS
One room does everything
A studio is a monoambiente: kitchen, dining and bed share a single space, and the bathroom is often the only door. Under forty five square meters, nothing wasted, everything within reach.
For a couple without kids, a first-time buyer, or an investor who rents by the night and wants the smallest ticket into the market.
- Real square meters against the render.
- Whether the building allows short-term rental at all.
- How many identical units will compete with yours.


Boho-chic
Wood, fiber and cave-smooth cement. The Tulum grammar at full volume.

Contemporary
Exposed concrete, warm wood, clean lines. The CDMX grammar.

White, concrete and air. The easiest to furnish, the hardest to fake.

03HOUSES & VILLAS
The garden is yours. So is the maintenance
Double-height living rooms that open to the terrace, finishes you choose once and live with for decades. A gated community trades freedom for rules; a standalone house trades rules for responsibility. The villa adds staff, a pool and a rental market of its own.
For families who moved for good, and for buyers whose guests expect a pool, not a lobby.
- Deed versus assignment of rights. They are not the same purchase.
- What the services really are once the sales office closes.

04MANSIONS
The highest end has its own rules

Beachfront estates, jungle compounds, architect-name homes. At this level you are not comparing square meters: you are auditing provenance. Who built it, who has owned it, what it earns by the week when you are not there, and why it is really for sale.
The multi-million dollar tier exists in Tulum, Careyes and the Riviera, and it trades quietly. Most of it never touches a portal.
- Provenance and title history, not just the deed in hand.
- The operating payroll: staff, maintenance, security, per year.
- Whether the asking price has a real comparable, because at this level most comps are wishes.


05LAND & LOTS
The purest buy, and the easiest place to lose
Raw land is patience with a fence. No maintenance, no tenants, no hurry, and no forgiveness if the paper behind it is wrong. You buy it from the air first, then on foot, then at the registry.
Yes, we work with ejidal land. It is exactly the purchase where you need someone on your side of the table.
- The land regime before anything else. Private, ejidal or federal zone.
- Freedom of liens, in writing, dated.
- Legal access versus the dirt road you drove in on.



06DEVELOPMENT LAND
Where the next hotel gets built
For the developer, the fund, and the director scouting a coastline for the next opening. Large master-planned parcels, what the local market calls macrolotes, and the sites resorts stand on twenty years later.
Two live files of our own: a resort-scale parcel in Tomatlán, Jalisco, and a hotel lot in Puerto Morelos.
