No centralized MLS

Properties are listed across 6–12 different portals with no cross-verification. The "complete" inventory you can access is roughly 40% of the active market.

The market pays the seller's side

In Mexico almost the whole market pays whoever represents the seller, even when that person presents as your guide. That is a pay structure, and it decides what gets shown to you. Buyer representation, where you contract someone to work on your side and that person charges you, exists here and almost nobody charges for it.

Ejido and title exposure

Pre-sale and ejido land issues don't surface in the listing. They surface at the notaría, after you've committed emotionally and often financially.

Pre-sale structure risk

Many prominent developments operate on pre-sale, with delivery commonly quoted 18–36 months out. That is a reference range and not a rule: the date that governs is the one written into your contract. Developer solvency, deposit structure, and completion guarantees are rarely evaluated before signing.

Foreign buyers get a different price

Prices move once a seller knows the buyer is foreign. Two owners raised the price on one buyer after learning they were from the US, and a third doubled it while they were standing there. Nothing about that is illegal, and none of it shows up in the listing.
